Bank of America Short Sale Approval

Has anyone else encountered a lender negotiatiating a short sale that will not allow any seller concessions. I just found out today that Bank of America will not allow any credit for closing even if the buyer goes above the approval amount.

I actually lost this buyer today and was stunned that they would not entertain the offer even though they are going to net more than the other offers I have. So now I'm scrambling to find a buyer to help close this short sale soon.

A question for negotiating a second lien for a short sale.

Has anyone had any experience with negotiating a short sale for Travis Credit Union or Wells Fargo? If you have I would like to know what approximate percentage they might ask for from the first and or seller in order for the to approve of the sale.
